How to Keep Your Rolling Shutter Running for 25+ Years

A well-maintained rolling shutter should last two to three decades with minimal issues. Here's exactly what to do — and how often — to make sure yours does.

We've been installing rolling shutters in Nagpur since 1979. In that time, we've seen shutters from our early installations still running smoothly, and we've seen newer shutters fail within five years from neglect. The difference almost always comes down to maintenance — and it's simpler than most people think.

Why maintenance matters more than material

Even the best galvanised steel shutter will develop problems if it's ignored for years. Dust and grit accumulate in guide channels, lubricant dries out, the barrel mechanism wears, and small misalignments get worse over time. None of these problems are expensive to prevent — but all of them become expensive to fix once they've progressed.

Monthly: visual checks (5 minutes)

You don't need a technician for this. Just observe your shutter as it operates:

Listen for unusual sounds
Grinding, squeaking, or jerky movement are early warning signs. A healthy shutter should operate with a consistent, smooth sound.

Check the bottom bar alignment
When closed, the bottom bar should sit level and flush with the floor guide. A gap on one side indicates guide channel wear or misalignment.

Feel for effort changes
For gear-based shutters, if it suddenly takes noticeably more effort to operate, the barrel mechanism or drive gear may need servicing — don't force it.

Look for visible rust or damage
Especially on mild steel shutters. Early surface rust should be treated immediately before it penetrates. On galvanised shutters, check for any areas where the zinc coating has been scratched through.

Every 3–6 months: lubrication

This is the single most impactful thing you can do for shutter longevity. Two areas need regular lubrication:

Guide channels (side tracks): Apply a light machine oil or dry lubricant spray along the inside of both guide channels. Don't use grease — it attracts dust and grit, which accelerates wear. A thin coating of oil is all you need. Run the shutter up and down a couple of times after applying to distribute it evenly.

Bottom bar guides and the barrel shaft ends: Wipe away any accumulated dust, then apply a small amount of lubricant to the shaft bearings at both ends of the barrel. If your shutter has a motorised system, the motor housing is sealed and doesn't need lubrication — don't apply oil near the motor itself.

What to use: A light machine oil (like 3-in-1 oil) or a dry PTFE lubricant spray works well. Avoid WD-40 as a lubricant — it's a water displacer and will evaporate quickly, leaving the channel dry again. Use it only to free a seized mechanism temporarily.

Annually: professional inspection and service

The barrel mechanism, drive gears, and guide channels all experience gradual wear with every cycle. What feels fine today can be on the verge of a fault — catching it early is far cheaper than an emergency repair.

An annual service by a qualified shutter technician covers the barrel assembly, gear mechanism, guide channel condition, lath connections, lock mechanism, and for motorised shutters, the motor limits and manual override. Book a service once a year for any shutter used daily.

An annual check should also include: inspecting lath-to-lath connections for wear, checking the lock mechanism, examining guide channel condition, and for motorised shutters, testing the auto-stop limits and the manual override.

Quick maintenance reference
